HUD Programs For Underwater Homeowners

As the last quarter of 2012 arrives statistics show many home owners still are underwater with their home loans.  A lot of this was caused by unemployment and falling home prices. Often through no fault of the mortgage holder. Of course this lowered the value of homes to even those that decided to stay in their home. Are you aware there are Gov programs that are designed to help you stay in your home. HUD has listed several resources that you can use to find information on ways to modify your mortgage payments.

Programs like Home Affordable Unemployment Program (UP)

The plans are a part of  Making Home Affordable © (MHA) Program and in some cases can apply to second mortgages. Sometimes no matter the programs offered may be of no help to you. Once debt becomes overwhelming it becomes hard to recover and save your home. I would like to make you aware of the Home Affordable Foreclosure Alternatives (HAFA) Program. This is a type of short sale that will forgive the amount of differences when your home is sold by the mortgage holders. Many times when a sale occurs through a short sale, the home is let go for less than the balance owed on the mortgage and that difference is the homeowners responsibility to pay.

The HAFTA program relieves this type of differences and leaves you with less negatives on your credit score. They offer counseling to guide you in the right direction and there is cash available for relocation expenses, if you qualify. You may start a request for mortgage assistance  by filling out this PDF file online. Also be aware your Realtor may be able to advise you on other actions you may need to take.

Improving your homes curb appeal

When it comes to improving your homes curb appeal it seems you can never do enough to get that just right look. There are many ways to increase your curb appeal and it is one of the best ways to get home buyers out of the street and through the front door.

Simple inexpensive things you can do to help your home show better to potential home buyers.

Door locks, knobs, and door accessories are often over looked but new hardware can give a clean look to the main entrance. A new door will greatly change the look of your home when properly matched to exterior items like shutters, roof, and general style of the home. If you don’t want to invest in a new door, you could add a fresh coat of paint.

You can add a splash of color by painting window trim, foundation blocks, and shutters.
Clean windows add a sparkle to the curb appeal.
Rent a pressure washer to clean the home’s exterior by removing dirt mold or grime that accumulates in corners and shaded areas.
If possible, store garden hoses, lawn tools, and other items that might be laying around into a storage shed so as not to clutter the garage.

Flowers and shrubs can accent and relay a more welcoming appearance to potential buyers. Here in Southern KY we are lucky enough to have a climate that supports a very large variety of plant choices.
Pick flowers with bright-assorted colors and shrubs or trees that have low maintenance requirements.
Choose locations carefully and place plants in a fashion that makes other lawn tasks such as mowing around them simple.
Use edging and mulch to improve the look of flowerbeds and shrubs.
Replace the mailbox with something that compliments the style of home and landscaping.
